Policies

Terms & Conditions of Occupancy 

PAYMENT POLICY: An initial deposit of two nights lodging is required within 14 days after the reservation is made. Additional elements of your vacation i.e. lift tickets, may have other requirements. Payment in full is required 30 days prior to arrival, 45 days prior to arrival for reservations made during the Holiday time period.

CANCELLATION POLICY: Cancellations received 60 days or more prior to arrival are subject to $100.00 fee. Cancellations received 59-31 days or less prior to arrival are subject to loss of the two night lodging deposit. Cancellations received inside 30 days of arrival are non-refundable. Trip insurance is highly recommended and may be added outside of 30 days prior to your arrival for 7.5% of the total lodging costs. All claims go through the trip insurance provider. 

SECURITY/DAMAGE DEPOSIT: A non-refundable Security/Damage Deposit of $69.00 is required on all residences that are 4 bedroom or larger and private homes to ensure compliance with the Terms of Occupancy. This deposit must be paid in full by personal check, money order or cash 30 days prior to occupancy. Please report any problems or damages observed in the rental property upon check-in. Unreported problems or damages are assumed to have occurred during the current occupancy.  All rental properties require a credit card imprint at check-in. Any incidentals, damages or extra cleaning charges will be charged to the credit card provided.

DEPARTURE CLEANING: A mandatory departure clean is included in your total lodging cost. You are required to complete the following to avoid extra cleaning charges:

Load and start the dishwasher
Dispose of all trash
Clean floors of any excessive debris
Kitchen appliances, counter and other surfaces must be wiped clean
Return any moved furniture or items to the original location
Set thermostats at 60 Fahrenheit (turn off June-September)
Secure all windows and doors

Failure to complete the above will result in charges to the credit card on file.

PETS: MOST PROPERTIES DO NOT ALLOW PETS. Properties allowing pets require a non-refundable pet fee of $69.00. NO pets are allowed without an Alpine Resort Properties pet agreement signed upon arrival. Failure to complete this agreement prior to occupancy will result in a $250.00 fine. Guests must abide by all local pet regulations and leash laws. The guest is responsible for any flea removal costs or pet caused damage and complete clean up of pet debris upon departure.

GUEST/OCCUPANCY: Vacation Rental Properties are limited to the maximum occupancy discussed with you at the time of booking. Overnight guests are limited to the maximum occupancy limits. You may contact us to verify the number of people your rental will accommodate. If a guest plans to have visitors during the day, contact the Guest Service desk to register DAY GUESTS and verify the number allowed.

CHECK-IN/CHECK-OUT TIMES: Check-in time starts at 4PM and check-out is at 10AM.  Early check-in and late check-out times cannot be guaranteed.

HOUSE PARTIES/QUIET HOURS: House parties and large gatherings exceeding maximum occupancy are prohibited. For guests' enjoyment and the enjoyment of others, please respect quiet hours between 10PM and 8AM. The Elk Run subdivision requires a $1,000.00 fine for noise violations, which is strictly enforced.

PRIVATE HOT TUBS: Some of our properties include a private, outdoor hot tub. When noise complaints are received by management between 10PM and 8AM, management reserves the right to lock down the hot tub during these hours. A nightly lock up fee of $45.00 is then deducted from your credit card on file.

TRASH REMOVAL: Individual property owners arrange for trash removal services when a common area dumpster is not provided. If there are specific rules on curbing trash for pick up, you will be instructed of this at check-in. Guests are responsible for placing sealed, bagged trash in containers for trash removal. Trash must be left in the designated area in supplied containers. Trash not sealed and not placed in plastic bags or in designated areas will result in a service fee applied to the guest's credit card on file. Excess trash from a private home must be taken and deposited in the dumpster at the Allegiant Management corporate office, located in the Clock Tower next to the 7-Eleven in the town of Winter Park. Guests are required to dispose of excess trash from a condominium or townhome in the designated property dumpster. 

PARKING: Parking is limited. Therefore, the number of vehicles each property will accommodate is stated on the specific property Rules & Regulations provided at check-in or by request in advance. Excess vehicles on property are subject to removal at guests' expense. The Zephyr Mountain Lodge and Founder's Pointe allow only one permitted vehicle per unit. Some private homes limit the number of vehicles to four. No street parking is allowed.

TELEVISIONS: Some rental properties use a satellite provider for television reception. Follow the specific directions on operating this equipment as posted. Unnecessary service calls will be charged to your credit card on file. Heavy snows can sometimes interrupt satellite dish reception. Cable outages are an occasional occurrence in our area.

TELEPHONE: All rental properties have a private phone. Local calls are free. You will need to use a calling card, credit card or call collect for long distance. Please contact our Guest Service desk if you need directory assistance. Any charges to the Owner's private line will be charged back to you at cost plus an administrative fee of $15.00 per incident.                                               

GAS GRILLS AND CHARCOAL BBQS: Properties that include gas or charcoal grills provide gas tanks and cooking surfaces only. GAS AND CHARCOAL ARE TO BE PROVIDED BY GUEST. Outdoor cooking is allowed, but only in U/L approved grills. ALL cooking surfaces must be left clean by guest upon departure. Failure to comply will result in a $50.00 fine charged against your credit card on file.

CONSTRUCTION: As our area continues to grow we cannot predict when or where new construction will begin. We have no control in these situations, and cannot relocate or offer refunds on confirmed reservations.

COMMUNITY RULES/REGULATIONS: Individual communities have Rules and Regulations that are part of the guests Terms and Conditions of Occupancy. Community rules that apply are provided to tenant at check-in, or may be requested prior to occupancy.

UNFORSEEN CIRCUMSTANCES: If the rental property becomes unavailable or uninhabitable, Alpine Resort Properties reserves the right to move a guest to a comparable location accommodating the same number of persons and within the same price range. Alpine Resort Properties cannot guarantee availability or comparability of other properties. Owner and Alpine Resort Properties are not liable for any acts of nature or major mechanical failure that would prohibit or limit the use of a property.                       

REFUND OR REBATES: NO refunds will be made for the malfunction of appliances or other equipment. THERE WILL BE NO REFUNDS FOR WEATHER RELATED ISSUES. For this reason we advise our guests purchase trip insurance which we can arrange for you by your final payment due date.

LOST ITEMS: Alpine Resort Properties is not responsible for items left behind. A $15.00 handling fee plus postage will be charged to return a lost item, if requested.

GUEST RESPONSIBILITY: The guest whose name appears on the confirmation is responsible for all terms and conditions set forth in this document for them, their guests or others they may have on the vacation rental property during their term of occupancy.
